Manchester Uni rebids £240m Fallowfield student village

The University of Manchester has gone back to the market to rebid its major Fallowfield student hall project.

The vast Fallowfield student village at Owens Park is one of the University’s largest planned projects in its 10-year building programme.

The first phase of the scheme was due to have started already, but procurement chiefs were forced back to the drawing board after the University’s three framework contractors failed to come in with prices near target costs.

At the time the project to build 3,000 student room was estimated at around £140m-£170m.

In the latest prequalification notice for contractors the project has been given an estimated cost band of £65m to £245m, depending on whether one phase or all three phased are awarded.

The present tender race is for the first phase of the student halls with the University hoping to attract five bidders.

Fallowfield construction plan

Phase 1.

The contract is estimated to start — 27.2.2017;

The contract is estimated to finish — 30.6.2019;

Phase 2

The contract is estimated to start — July 2019;

The contract is estimated to finish — June 2021;

Phase 3.

The contract is estimated to start — April 2021;

The contract is estimated to finish — September 2022.
