Russells Construction has been appointed to deliver the £34m Hanover office refurbishment on NOMA’s Corporation Street in Manchester.
The former warehouse was first launched to market in 2015, with completion on the refurbishment scheduled for 2016.
But a fire broke out in the building in October 2015, damaging the sixth floor and roof, and the project was put on hold.
Wates Construction was previously involved in the scheme, delivering enabling works at the time of the fire.
The 109,000 sq ft development is being stripped back and remodelled for offices above ground floor shops.
The design incorporates numerous historic features of the Grade II Listed building, such as the very fine glazed tiles in the stairwells and the coffered plastered ceilings.
The extensive terracotta façade will be cleaned and carefully repaired, with like-for-like sensitive repairs being carried out on all retained elements.
Hanover his planned to achieve a BREEAM Very Good rating thanks to a heavy focus on low energy mechanical and electrical systems, upgraded thermal and acoustic insulation and close proximity to public transport.
Gareth Russell, director at Russells Construction, said: “As well as restoring a beautiful Grade II-listed building back into use, the investment being put in by NOMA will help Hanover surpass former glories. We aim to create an attractive and functional space while also enhancing the fabric and character of the original building.”
